If your condo bathroom has a standard tub-shower combo, converting to a walk-in shower is the single most impactful change you can make. A frameless glass shower enclosure visually opens up the room because the eye can see all the way to the back wall rather than stopping at a shower curtain or frosted glass door.
In a small space, a 36-by-36-inch neo-angle shower or a 32-by-48-inch rectangular shower fits well. Use large-format tiles (12×24 or larger) to minimize grout lines and create a more seamless, open feel.
A wall-mounted vanity with open space underneath makes the floor visible, which tricks the eye into perceiving more square footage. Floating vanities also make cleaning the floor easier and keep the cabinet away from potential water on the floor — an important benefit in our humid climate.

For floor tile, 12×24-inch porcelain tiles laid in a brick pattern create the illusion of a longer room. On the shower walls, running the same tile from floor to ceiling maintains visual continuity and avoids the choppy look of multiple materials.
Avoid dark grout on light tiles in small bathrooms. It creates a grid effect that visually breaks up the space. Use a grout color that closely matches your tile for a cleaner look.

In Florida condos, proper bathroom ventilation is even more important than in single-family homes because you are dealing with shared walls, smaller spaces, and often limited exterior wall access. Install an exhaust fan rated for your bathroom’s square footage and use it every time you shower. A humidity-sensing fan that turns on and off automatically is ideal for condo use.
Choose moisture-resistant materials throughout: porcelain tile (not ceramic), solid surface or quartz countertops, and paint with mildew-resistant additives. These choices prevent the mold and mildew problems that plague poorly ventilated Florida bathrooms.
Before starting any remodel, check your condo association’s rules. Most associations require written approval for renovations, restrict construction hours, and mandate that licensed and insured contractors perform the work. Some condos also require waterproofing inspections for bathroom projects. Your contractor should be familiar with these processes.
