Why Painting in Florida Requires a Different Approach

If you have ever tried to paint a room in Southwest Florida during the summer, you know that humidity changes everything. Paint dries differently, prep work demands more attention, and the wrong product choice can lead to peeling, bubbling, or mildew growth within months. Whether you are doing it yourself or hiring a professional for painting and finish work, these tips will help you get results that last in Florida’s demanding climate.

Choose the Right Paint Formula

Not all interior paints are created equal, and in Florida, you need to be selective:

• 100% acrylic latex: This is the standard for Florida interiors. Acrylic latex flexes with temperature changes, resists moisture, and dries to a durable film that cleans easily.
• Mold and mildew-resistant formulas: Look for paints that include antimicrobial additives. These are especially important for bathrooms, laundry rooms, and any room with poor ventilation.
• Low-VOC or zero-VOC: In a state where you keep windows closed and AC running for months at a time, indoor air quality matters. Low-VOC paints have minimal off-gassing once applied.

Avoid oil-based paints for interior walls. They yellow over time in warm climates, take much longer to dry in humidity, and have stronger fumes that linger in sealed homes.

Prep Work Is Non-Negotiable

In high-humidity environments, prep work determines whether your paint job lasts two years or ten:

• Clean all surfaces: Wipe down walls with a damp cloth or use a TSP (trisodium phosphate) solution to remove dust, grease, and mildew. Any contamination under the paint will prevent proper adhesion.
• Repair and prime: Fill holes, sand rough spots, and apply a quality primer to any repairs, bare drywall, or stained areas. Primer creates the bond between the surface and your topcoat.
• Check for moisture: Run your hand along walls, especially near windows and exterior walls. If you feel dampness or see discoloration, identify and fix the moisture source before painting. Painting over moisture traps it behind the paint film and leads to bubbling and mold.
• Remove mildew completely: If you see mildew, clean it with a bleach-and-water solution (1:3 ratio) and let the area dry thoroughly. Painting over mildew just hides it temporarily — it will grow right through the new paint.

Best Conditions for Painting

Timing your paint project around weather conditions makes a real difference in Florida:

• Ideal humidity: Below 50% relative humidity produces the best results. In Southwest Florida, this is most consistently achievable between November and April.
• Temperature: Keep the room between 50 and 85 degrees Fahrenheit. Since most homes run AC, interior temperature is usually not an issue.
• Ventilation: Open a window or run a fan to help paint dry evenly. If you are painting during the rainy season, use your AC to dehumidify the space and keep air circulating.
• Drying time: Allow more time between coats than the can recommends. In Florida’s humidity, paint may feel dry to the touch but remain soft underneath. Wait at least four hours between coats of latex paint, even if the label says two.

Sheen Selection for Florida Interiors

Sheen affects both appearance and durability:

• Flat or matte: Best for ceilings and low-traffic rooms. Hides imperfections but harder to clean.
• Eggshell: The most popular choice for living rooms, bedrooms, and hallways. Offers a subtle sheen that is easy to wipe clean.
• Satin: Ideal for kitchens, bathrooms, and children’s rooms. Higher moisture resistance and better washability.
• Semi-gloss: Best for trim, doors, cabinets, and high-moisture areas. Durable and easy to clean but shows surface imperfections.
