Exterior Painting Preparation: Steps for a Long-Lasting Finish in Florida

Renovation

Exterior paint in Florida takes a beating. Between intense UV exposure, daily humidity, summer downpours, and occasional hurricane-force winds, a paint job here has a tougher life than one in most other states. The difference between paint that peels in two years and paint that lasts eight or more almost always comes down to preparation. Here is the step-by-step process that professional painting and finish work crews follow for exterior projects in Fort Myers and Southwest Florida.

Step 1: Inspection and Repair

Before any washing or priming, walk the entire exterior and document what needs repair. Common issues on Florida homes include:

All repairs must be completed before the painting process begins. Painting over damaged surfaces traps moisture and accelerates deterioration.

Step 2: Pressure Washing

Pressure washing removes dirt, mold, mildew, chalk residue from old paint, and loose debris. This is not optional in Florida — our climate produces surface buildup faster than drier regions. Use the right pressure for the surface: stucco can handle moderate pressure (1,500 to 2,000 PSI), while softer materials like wood siding need lower settings to avoid damage. A cleaning solution with mildewcide kills mold spores that plain water leaves behind.

After washing, the surface needs 24 to 48 hours to dry completely. Painting over a damp surface in Florida’s humidity is one of the most common causes of early paint failure.

Step 3: Scraping and Sanding

Any paint that is peeling, bubbling, or flaking needs to be scraped off completely. Sanding the edges where old paint meets bare substrate creates a smooth transition so the new paint does not show lap marks. On stucco homes, this step may involve using a wire brush rather than a traditional scraper. The goal is a surface that is clean, dry, and free of loose material.

Step 4: Caulking and Patching

Every joint, seam, and gap around windows, doors, trim, and utility penetrations should be re-caulked with a high-quality exterior sealant rated for Florida’s heat. Hairline stucco cracks get filled with elastomeric caulk that flexes with temperature changes. Larger stucco damage should be patched with a proper stucco repair compound and allowed to cure before priming.

Step 5: Priming

Priming is where many DIY projects fall short. In Florida, use a high-quality acrylic primer with mildewcide on all bare or repaired surfaces. For areas with heavy staining or tannin bleed (common around cypress and cedar), use a stain-blocking primer. On previously painted surfaces in good condition, priming may not be needed if the existing paint is well-bonded — but any bare spot or repaired area absolutely requires it.

Step 6: Timing the Paint Application

In Southwest Florida, the best time to paint exteriors is during the dry season — roughly November through April — when humidity is lower and afternoon rain is less frequent. If you must paint during summer, schedule application for early morning when surfaces are coolest and driest. Paint should not be applied when the surface temperature exceeds 90 degrees or when humidity is above 85 percent. Check conditions daily, not just at the start of the project.

Step 7: Choosing the Right Paint

For Florida exteriors, 100-percent acrylic latex paint outperforms oil-based and cheaper latex options in every measurable way. It resists mildew, flexes with temperature swings, and holds color better under UV exposure. Look for paint rated for tropical and coastal environments. Two coats over primer is the standard for durability and coverage.
